The Whole Story:

Water frontage and privacy...those 2 things usually seem to be mutually exclusive but that's exactly what you'll find on this property.

It's located at the end of a dead end road. To get to the house you must pass over the gated, private bridge that spans Peterson Creek and follow the concrete, circle driveway up to the house. Once you're there you'll discover that as well as the attached garage there's also a 24' x 48' detached garage with a heated workshop in the front and storage in the back for your ATVs, boats, etc. As you wander around the house you'll see that there's a second bridge across Peterson Creek. This one is a walking bridge that will take you to your 110' of frontage on Rollofson Lake. Per Lake-Link.com Rollofson Lake is 39 acres, has a mean depth of 10', a maximum depth of 44' and has bluegill, largemouth bass and northern pike in it. If I was a property owner on this lake, I would really appreciate the fact that although there is public access to the lake, you're not going to have too many outsiders there because there isn't much of a boat landing.

The 11+ acres (to be surveyed) is wooded and filled with birds, turkeys and deer and if you enjoy observing nature, the home on this property is the perfect place to do it. The enclosed porch on the east side of the house gives you a view down the board walk to the lake. The enclosed porch and covered deck on the west side give you a view of the woods. Over here you can sit in the hot tub while enjoying the views! I think my favorite place for observing would be the living room, sitting in front of a toasty fire and being able to look out windows on 3 sides of the house. The ones flanking the fireplace face Peterson Creek and if you're paying attention you are going to see a lot of wildlife out there!

You are not going to lack for any creature comforts inside this home. From the Pella windows (with built in blinds), to the hickory cabinets in the kitchen and the high end Kohler fixtures throughout, you'll see that this home was built with comfort and quality in mind. The main level has an open concept living room, dining room and kitchen on the south end of the house. Behind that there is a full bath, a bedroom and a laundry room that's large enough to double as a sewing/craft room. The open staircase in the living room leads to the loft and the master suite. Here you have a large bedroom with a regular closet and a walk-in closet. The bath has a soaking tub, separate shower and 2 vanities.

There's also a full, walk-out lower level which is mostly finished. In the family room there's another fireplace and doors to the covered patio. It's open to a dining area and another kitchen. The 3rd bedroom and 3rd full bath are in the lower level. I don't know what your needs are but this home presents a lot of possibilities for a lot of living situations. Do you have extended family living with you that it would be nice for them to have what could almost be considered a whole apartment to themselves? Maybe you just have lots of company and having a family room with a small kitchen next to it is very handy for entertaining. Whatever your situation I think you'll find this house very comfortable.

If you've been debating on whether you want water frontage OR woods and privacy, the debate's over. Take this one and treat yourself to both.
