The Selling Process

Prior to actually signing the listing agreement

  • I will meet with you and view your property.

  • I will help you set an asking price based on my expertise of the market. To determine a reasonable price, we will review sold listings that are comparable to your property and we may also look at the active listings that you will be competing against for buyers.

  • I will calculate an approximation of your net proceeds based on your asking price.

  • I will give you suggestions on things you may want to fix before actually putting your property on the market.

  • We will discuss any special needs you may have concerning how and when your property can be shown.

During the course of the listing

  • Once you have signed the listing agreement, my marketing plan will be set in motion. This is a brief overview of what will happen:

    • All of the listing paperwork will be filled out and entered into our company's site so all 450 of our agents will know about it immediately. The paperwork will then be submitted to the Northeast Wisconsin Multiple Listing Service (MLS). Once your listing is in the MLS, all members will have access to the specific information so that they can contact the potential buyers they are working with. By the way, this MLS is part of WIREX which means that my listings are available to all of the agents in my MLS as well as the agents in the Central WI MLS (Stevens Point/Wausau area), Metro MLS (Milwaukee area) and the South Central MLS (Madison area). Once it is in MLS, it also goes on Realtor.com.

    • Ads will be submitted for the local papers.

    • Your home will be featured on the following websites:
    • The sign will be placed in your yard and I will also put up directional signs if appropriate.

    • I will create fliers about your property and distribute them in your neighborhood.

  • As we get interested prospects, we will contact you to arrange an appointment for them to view your property.

  • After your property has been shown, I will call you with feedback.

  • I will present all offers to you that potential buyers make.

    • I will explain any contingencies they have put in their offer.

    • I will help you to approximate what you will net, should you accept the offer.

    • You will then decide whether you want to accept the offer, make the buyer a counter offer or simply just reject the offer.

Once you have an accepted offer

  • I will start the legal work that will need to be completed before closing.

  • In most purchase agreements there will be inspections and/or tests that will have to be done before closing. Some of these will be your responsibility and some will be the buyer's. If the item is your responsibility, I can help you with the arrangements. If the item is the buyer's responsibility, I will be contacting you to set up appointments for their inspectors to come to your property.

  • One thing I would like to note here concerns home inspections. I always recommend home inspections to any buyers that I am working with. Home inspections are good for the buyers because they are going into the purchase with their eyes wide open. Home inspections are good for the sellers so we can address any material problems prior to closing, not after. This way there is less liability after the fact.

  • If we have the opportunity, with your permission, we will still show your property to other potential buyers, just in case something would happen on this accepted offer.

The closing

  • Shortly before closing you will want to contact the utility companies to let them know you will be moving. The buyer should also contact them so that they can just be switched over to their name, effective right after closing.

  • Just prior to closing you will be given the final figures on a settlement statement for your review. Mortgages, taxes, commissions, home warranties, etc. will all be taken out and paid for out of the proceeds and you will receive a check for the net amount. You will receive this check at closing.

  • You will need to move out of your home and give possession to the buyer as agreed upon in your purchase agreement.
